Terms and Conditions
Monthly rent is due and payable on the 1st day of each month or 1 day prior to the 1st day of each month depending on your contract. Payment may be by Interac e-Transfer, cash, Bank Draft drawn on a Canadian bank, travelers cheque or personal cheque drawn on a Canadian bank and must be in Canadian funds. First and last months rental deposit are required on all terms. Our minimum rental term is 3 months, subject to availability and property type.
Smoking and/or pets are not permitted in any of our suites or homes.
Insurance
We require all tenants to carry adequate liability insurance coverage and to provide proof of such. We recommend that all residents have adequate insurance coverage to protect their personal belongings and for personal liability. In many cases this can be arranged through your existing homeowners policy, or you can contact one of our preferred insurance providers in the Local Links section.
Notice to Terminate
ATTENTION: Ending ALL Tenancy Agreements, REGARDLESS OF THE NEGOTIATED TERM (SHORT OR LONG), Requires FORMAL WRITTEN 60 DAYS NOTICE to be submitted PRIOR TO the end of a term of tenancy WITHOUT EXCEPTION.
The Tenant(s) acknowledge(s) and understand(s) that even though they may have entered into a Short Term Tenancy they MUST provide the required 60 days Written Notice of Termination in accordance with the Residential Tenancies Act regardless of the Expiry Dates of any related Tenancy Agreements or Standard Lease. The notice period must be the last day of the rental period or the last day of the fixed term tenancy. The Applicant(s) acknowledge that Verbal Notification or Voice/Text Messages will NOT be accepted as a Notice to Terminate. The Tenant has the right to Assign or Sublet their tenancy.
